Overview:

International Business Consortium (IBC) is an entrepreneurial private equity group that represents various high net worth individuals and families from the Middle East, Asia and Africa, mostly from the Aga Khan community. The group has already participated in M&A proprietary transactions valued cumulatively at over $10 billion dollars.  We manage the fund based on principles of strong social responsibility, and look at equity investments in Real Estate, Corporate Venturing, Education and E-Commerce.

 

IBC is backed by international group of sponsors and seasoned entrepreneurs with over 100 years of business experience.  We act as principals in Real Estate transactions on behalf of a global network of 10,000 Investors, from whom we can raise equity, and to whom we can promote and pre-sell projects as investments. This is a unique approach to acquisition, pre-selling and attracting joint ventures.

 

IBC purchases and holds land in our Landbank portfolio: we treat it as a secure financial product and as inventory for development.  A large pool of available equity gives us the space to create value during the holding period by repackaging it for development, partnering, part sale or through joint venture opportunities with developers locally or globally.  Typically, we invite professionals and investors to bring us opportunities, and we then design packages around that opportunity to meet the need of the all the parties.

 

This investment opportunity a one example: we have acquired 20 acres of land in Markham, next to Markham Stouffville Hospital, with the intention of constructing a 3.5 million square foot ‘health and wellness’ community.

 

Our model of investment does not center around rigid traditional investment criteria and rules but rather looks at the variables and circumstances inherent around an opportunity.  This approach empowers us to make the deal viable, acts as a barrier for others, and is one of the supreme wealth creating tools for our equity investors.

 

We typically exploit the circumstances as follows: we identify properties for future development, and simultaneously enters into sales/option agreements with developers and builders, private or public, to sell the land at set prices, based on a discount to market valuation. The concept is an attractive financing and financial reporting alternative for national and regional builders, especially for those who are private and publicly traded on national exchanges.

 

The financial benefits are of paramount importance to these public companies. Land banking enables a builder/developer to control its future land requirements and keep inventory in the pipeline without taxing its own lines of credit or negatively impacting balance sheets.

 

Land banking arrangements such as these benefits both sides, as developers and public companies are able to expand their capital sources and we are able to forge a relationship with major firms that have been expanding rapidly in the past few years.
