As an institution looking to acquire income-producing assets, Cornell Gates is the ideal investment.

 

We are offering a Real Estate Investment Trust (REIT) or Pension Fund to get involved in our project early in the process, at the pre-approval stage without any financial contribution. (Note: being a public REIT will make it much easier for IBC to structure an entry strategy for your company).

The main components a REIT or a Pension Fund will be interested in are Retail & Commercial space, Condo Hotel Rooms, and ownership & management of the 4000-car underground parking structure.

 

Retail & commercial space: Based on a market analysis report done by Design International , Cornell Gates will include about 800,000 square feet of Health & Wellness Retail that will redefine the healthcare and the Green/Eco-Friendly shopping experience in a lively retail environment by combining all facets of health, wellness, and associated services, all under one roof.

Identified in the report are tenants that are willing to pay a premium rent to be part a novel concept - Mountain Equipment Co-op, Pure Yoga, Shouldice, Ecco Shoes, Whole Foods, Slow Food Nation, Patagonia, Aveda Institute, Apple, and EQ3 just to name a few. Other retailers whose products are organic, made out of organic ingredients, rated as energy saving, and in general help to “green the planet”, will be attracted to this development.

 

Parking Lot: Cornell Gates will have three levels of underground parking for a total of 4000 parking spaces. It will serve both our project and the Markham Stouffville Hospital. In order to create more traffic and turn the parking into an attraction, the middle of it will be hollow in order for a water park to be built. The excitement of visiting our project will start from the bottom up. The water park will go as high as the 3 levels of parking plus 3 levels of retailing for a total of 60 feet height.

The opportunity is for a REIT or Pension Fund to acquire the entire parking structure and manage it.

IBC’s aggressive marketing strategy will generate additional revenue for the parking spaces through advertising, events and contests, revenue that will be shared between IBC and the REIT or Pension Fund.


Condo Hotel Rooms: Cornell Gates has the potential of hosting a 300-room luxury, eco-friendly, wellness hotel managed by an internationally recognized brand. Considering that there are no hotels currently in the area or planned in the area, this presents a tremendous opportunity for exclusivit.
