The property is located in Markham, Ontario, Canada on Highway 7 (also known to the local residents and the Town as Avenue 7) and just east of 9th Line. Previously this area was primarily a vast region of agricultural land and had very little in the way of development, however, much of the area is now currently being developed as evident by new homes being erected in the surrounding properties that flank the subject property. ![]() In addition, what will drive the pricing in this area is the nearby green space is now designated as environmentally protected (i.e. Rouge Park , North America's largest natural environment park in an urban setting - 11,000 acres) and much of what once remained as developable land has been bought by developers. As a result, there is essentially a scarcity of land in this high demand area and any undeveloped land will be expensive due to its development potential. Just south of the property is a major highway known as the Highway 407 that stretches both eastward and westward serving as a major artery for the 905 area. Also, there are major north-south roads surrounding the property. With time, this highway and the roads servicing this area will only become busier and better! Highway 7 (also known as Avenue 7), is a major road and serves as a secondary roadway in the 905 area. It too runs east and west and is designated as route for higher density and concentration of commercial activity. To the east of the property, and only five minutes away, will be the future site of a 150 acre business park that will be the home of many high tech, and bio science companies. This will be a major source of employment and intellectual capital development. Directly across from the property will be a station for Viva RT (the York Region public transit system), which provides easy access to public transportation. To the north of the property is Markham Stouffville Hospital, the only hospital in the area and thus serves as a major/regional Medical Centre. The hospital is planning on a major expansion to continue serving the future growth of the area. To the north of the Hospital is the Community of Cornell, one of the most sought after areas to live in Markham. Based on the concept of New Urbanism, which is a new approach to development, the development encourages citizens to get to know one another reminiscent of the 1920s - 40s by having homes as close to the sidewalk as possible, porches for people to sit, and no car garages in the front of the home. This community is comprised primarily of middle upper class, young professionals, and white collar workers. |
