Surrounding Area:

  • The adjacent Markham-Stouffville Hospital (MSH), is currently undergoing a $300 million expansion. MSH has been in this area for over 20 years, meaning that the area is already widely known for health and wellness in the Greater Toronto Area.

  • A future 120,000 sq. ft. state-of-the-art community centre which will have an Olympic size swimming pool, library and will be connected to the Hospital.

Transportation Links

  • The property is located on Highway 7, a major road that serves as a secondary roadway in the 905 area. It too runs east and west and is designated as a route for higher density and concentration of commercial activity.
  • Just south of the property is a major Highway known as Highway 407 that stretches both east and westward serving as a major artery for the 905 area
  • Viva RT (York Region Transit) has proposed to connect to the property to provide easy access to public transportation.

Property Description:

  • The Town of Markham has a unique vision for Highway 7 (also known as Avenue Seven). They wish to encourage an innovative and creative retailing theme and concept as a dense development to warrant expansion of the Viva RT Public Transit System. They are also looking for a "Town Centre" for the Cornell district.
  •  The zoning in the Cornell plan allows for a minimum of 2.5 FSI on the front 5 Acres with height limits of 12 floors, and 1.5 FSI on the remaining 15 acres with height up to 6 floors. Thus the allowable buildable square feet over 20 acres of property is substantial.
  • This theme and concept for the facilities to be built on this land are currently in the intellectual, conceptual and emotional process, and stage process. The land owner is getting a team of professionals to assist them with developing this project. The process of involving and working with the Planning Department of the Town of Markham and various other stakeholders is underway to evolve this project into the most luxurious eco-friendly community in the world.
  • The necessary studies have either are near completion and will show a clean environmental report, clean title, and an analysis of our concept. Communication and participation with the municpal planning authorities and various civic and regional bodies is underway on daily basis.
  • The project is making great headway and positive strides with all the stakeholders. Our approach is that this project truly belongs to the community, and we want to put the Town of Markham on the world stage.

  • The project is also being facilitated by the Most Honourable former Mayor of Markham Mr. Don Cousens.
