During the planning and implementation of the project, IBC will work to acheive ISO 9000 Certification to certify that consistent business processes are being applied throughout the entire construction and operation of Cornell Gates.

A crucial element of our concept of Healthy Living is sustainable and environmentally friendly living. Any technologies that promote a better way of living and are environmentally sound and sustainable will be incorporated into Cornell Gates. Therefore, this development will follow the LEED standard and will incorporate environmentally sustainable technologies such as solar, wind, and potentially waste remediation/conversion to energy.

Other eco-friendly technologies we plan to implement include:

1. Use of eco-friendly cleaning supplies.
2. Energy-efficient lighting with automatic switch-off.
3. Maple gym floor.
4. Radiant subfloor heating.
5. Chilled beams (a sophisticated, highly efficient and fan-free alternative to standard air conditioning) for cooling.
6. On-site sewage treatment plant with re-use of grey water internally.
7. Ground-source heat pump, with some use of solar, wind and fuel-cell technologies.

We are firm believers that organizations succeed and achieve their greatest potential when the standards and processes are put in place and used in an integrated manner.
